One of BC's fastest-growing construction regions

The Fraser Valley stretches east from Surrey through Langley, Abbotsford, Mission, and Chilliwack — a corridor with sustained population growth, residential development, commercial expansion, and infrastructure investment. That activity creates constant demand for deployable workspace that can be activated when a project starts and wound down when it closes.

NED Structures sits at the western edge of the valley in Langley Township, which makes us the natural modular office supplier for the whole corridor — reached from our yard along Highway 1, with no cross-bridge logistics and no waiting for units to travel from a Metro Vancouver facility.

For projects across the rest of the province, our BC-wide city hub covers Vancouver, Burnaby, Richmond, Coquitlam, and more. For full pricing, see the container office price list.

Fraser Valley delivery at a glance

  • The close band — Surrey, Langley, and Abbotsford — carries the lowest haul charges anywhere in our network, an estimated $400–$600 by unit size, with the exact figure confirmed on each order.
  • Langley is our home yard (8380 216 St, Langley Township) — the Fraser Valley's shortest-haul delivery, near the ~$400 floor even for larger units, and the one place you can walk the yard and inspect a unit before ordering.
  • The whole valley corridor east to Mission and Chilliwack runs on a single Highway 1 truck route from Langley — one team, one delivery network, and no bridge crossings anywhere in the region.

Frequently Asked Questions

Which Fraser Valley areas does NED Structures deliver to?

Langley, Surrey, Abbotsford, Delta, Mission, Chilliwack, and the surrounding Fraser Valley — all from our Langley yard. Tell us your project address and we confirm a delivery estimate and lead time for your specific site.

How much does delivery cost in the Fraser Valley?

Delivery is quoted separately from the unit price. For the close band — Langley, Surrey, and Abbotsford — it is an estimated $400–$600 depending on unit size, distance, and current fuel. The eastern valley (Mission, Chilliwack) is a longer haul and quoted per order. Langley, as our home yard, is the lowest.

How long does it take to get a modular office in the Fraser Valley?

In-stock units are available for immediate delivery, subject to current stock. Custom builds take about 3 weeks, consistent across the region. Crane-truck delivery places the unit and it is ready the same day it arrives.

Can modular offices be placed on agricultural land in the Fraser Valley?

Yes. Container-based modular offices work well on agricultural land for construction management, farm operations administration, and rural project coordination. For sites with limited road access, crane placement can be arranged — contact us to discuss your site conditions.

If I rent, how long am I committing to?

There's no minimum term. Shorter rentals carry a higher monthly rate and it improves the longer you commit; most clients run six months or more. Seasonal and agricultural work in the valley often falls at the shorter end, and that's fine.

What do I need to power and equip the unit?

Units come with a 40 or 60 amp panel wired in; the tie-in to your site supply is quoted separately, whether your electrician does it or we do. A washroom can be added on 20 ft units and larger — not the 10 ft — and is priced per configuration.

What if the project runs longer than planned?

You keep the unit at your existing rate — carry on month-to-month or set a new fixed term. Full rental terms are on our job site office rental page.
